Deposits
For bookings made more than two months in advance, a deposit of 50% will be taken with the balance due on departure. If a booking is made less than two months in advance, the full amount will be taken at time of booking.
Cancellation Policy
No fee will be charged if cancelled up to seven days before date of arrival. If cancelled after this time, or in case of a no-show, the total price of the reservation will be charged – however we will do our best to re-let the room, if so, a full refund will be made.
VAT
VAT is included at a rate of 20% & the service charge is at your discretion
Children and Extra Bed Policy
All children under 1 year stay free of charge – we have a travel cot, but please check that this is available at time of booking and bring your own bedding. Maximum of one cot per room.
On very special occasions an extra bed can be accommodated, at a cost of £40 per night by prior arrangement.
Miscellaneous
WiFi is available throughout The Outbuildings and is free of charge.
Full cooked breakfast is included in the room rate and there is usually a tea tray and cake available in the sitting room.
Free private parking is available for all guests.
Cocoa does allow some pets by prior arrangement only, at a cost of £5 per night OR there is an excellent kennel nearby where the dog can also have bed and breakfast! 01248 430809
